Description:
Responsible for monitoring the Mortgage Processors’ functions for accuracy and ensuring those loans are processed in compliance with applicable Federal, State and NCUA rules and regulations. This includes communication with the Mortgage Processors, Mortgage Representatives/Loan Originators, Mortgage Underwriters, Mortgage Closers and Loan Servicing Department while upholding UNFCU’s commitment to quality member service and representing UNFCU in a positive and professional manner. This position has higher authority level than a Mortgage Processor and has the ability to make decisions on complex situations and clear certain underwriting conditions.
Accountabilities:
• Process new mortgage applications and enter information into all related information systems, including current documentation and order all additional documents (title reports, lien searches, payoff letters, appraisals, etc). Daily member contact and constant system updates within LOS, interaction with vendors to request documentation. Review initial mortgage application and ensure accurate data input in related information systems (i.e. LOS DU). Prepare verifications, three-day disclosures for conversions and re-disclose if change of circumstance, review appraisals, flood certificates, DU underwriting findings, mortgage credit reports and title reports when applicable and update all applicable systems. Communicate with Mortgage Representatives/Loan Originators and members via verbal and written communications as required. Monitor the processing of new mortgage applications and the application pipeline to ensure timely processing.
• Clear conditions on mortgage applications, make changes to loan if applicable, and update all related documentation in appropriate information systems. Make decisions following secondary and credit union guidelines. Enter mortgage loans in DU and review mortgage applications entered in LOS to ensure accuracy of the data. Review DU submissions to verify accuracy and instruct Processors on any errors for training purposes.
• Spot monitor and review the Processors’ work to verify that three-day disclosures, 30 day decision, QC/Auditing responses, appraisals, flood certificates, mortgage credit reports and title reports are ordered and received on a timely basis. Communicate with Mortgage Representatives/Loan Originators and members via verbal and written communications as needed.
• Post/fund mortgage loans and review the post/funding of mortgage and home equity loans create new HELOC accounts in banking system and cut and order checks. Disburse funds and appropriately document in related systems.
• Maintain accurate HMDA data.
• Process VIP, family member and employee mortgage loans, ensuring confidentiality of personal information.
• Train Processors on changes or updates on policies, procedures and software.
• Maintain and update Processors’ procedures manual as needed.
• Alert Management of any issues, problems or needs in the department.
• Act as resource in the Mortgage Department.
• Recommend improvements to current procedures by consistently reviewing and developing best practices.
• Participate in credit union training programs and any other function(s) as requested.
Qualifications:
TYPE & AMOUNT OF EXPERIENCE:
• High School Diploma, or some college coursework completed, with five to seven years experience in mortgage processing
• Familiarity with required regulations, title insurance, title reports, notes, mortgages and related documentation
TECHNICAL COMPETENCIES:
• Proficient in secondary market closing requirements and mortgage terminology/documentation
• Full range of mortgage operations knowledge
• Proficiency with MS Office and applicable mortgage software
